1. Calculate the Return on Own Portfolio or Anyone’s Known Portfolio Return from 2008-09 till 2019-20 Year on Year with Proper details of calculations.

OR

You may also choose to solve the under mentioned Question in case you do not wish to calculate on your Own Portfolio. However, it is recommended to calculate the return on your own Portfolio or Your known Portfolio since it shall help you show off to your Prospects going forward!!

(A) Mr. X has one following properties details:

1) Residential property:

Acquired a plot of land from Urban Development Authority for Rs. 12 Lakhs ( 500 sq meters).
The following construction was done on the property:

Ground floor area – 3500 sq feets @ Rs. 2,000/sq feet
1st floor – 2,500 sq feet @ Rs . 1,500/sq feet
2nd floor – 1,500 sq feet @ Rs. 1,200/ sq feet

Construction was completed by 8th Aug 2011 and property was used for own occupancy
Post construction the valuation of built house is as follows:

31-03-2012 – Rs. 20,000/sq meters
31-03-2013 – Rs. 30,000/sq meters
31-03-2014 – Rs. 27,000/sq meters
31-03-2015 – Rs. 27,000/sq meters
31-03-2016 – Rs. 30,000/sq meters
31-03-2017 – Rs. 30,000/ sq meters

2) Let out property:

The property was acquired on 1st July 2011, the following are the details:

Plot Size – 1,800 sq feet
Basic selling price – Rs. 3,000/sq feet
Brokerage – 1%
Additional construction cost – Rs. 500/ sq feet

The property was rented from 1st Nov 2011:

Rental – Rs. 5,000/month
Maintenance Cost – Rs. 1,500/month

Basic selling price – Rs. 3,500/sq feet
Rental – Rs. 7,000 per month from 1st June 2012
Maintenance – Rs. 2,500 per month from 1st June 2012

31-03-2013

Tenant left on 1st July 2013 and it was vacant for 3 months. After 3 months on 1st Sep, it was let out for Rs. 6.000 per month as rental value and Rs. 3,000/month was Maintenance Cost. However, the broker kept the one-month equivalent rent in advance with him.

31-03-2014

Basic Selling price – Rs. 4,000/ sq feet
On 1st July 2015 property was sold for Rs. 3,800/sq feet

(B) Mr. X has the following investment in Mutual Funds, the details of which are as follows:
